Planning Permission lasts for 3 years, so you should aim to start work before this runs out,

but you can apply to have it renewed.

A Lawful Development Certificate is valid so long as the works are carried out before any

changes are made to the Permitted Development regulations affecting your project.

Any changes to plans that have been granted Planning Permission will require either written consent from the Local Authority, or a new Planning Application.

Some Planning Permissions have Conditions attached which need to be discharged before building works can start.  This may mean submitting a more detailed application and fee, and approval can

take between 3 and 8 weeks.

Trees close to an extension may require an Arboriculturist’s Report, a Tree Protection Plan, and a foundation scheme designed by a Structural Engineer.

All drawings, in any format, produced by Home Counties Design remain our copyright.  They may not be reproduced without our written consent.  They are intended only for the project for which they were designed, at that specific address.  They cannot be used in their original format, nor altered, added to, copied, or amended in any way, for use on any other project.

We aim to keep the contents of this site as up-to-date and as accurate as possible.  It gives a general overview – some Local Authorities have differing requirements – and the information given here is subject to planning law so may be affected by changes at any time.
